These terms govern your use of lukesimonrealestate.com. The site is operated by Luke Simon, a licensed California real estate salesperson (DRE #02362589) affiliated with Landon Realty Group. By using the site you agree to what follows. If you do not agree, please do not use it.
The short version: this site is marketing and information. Reading it does not make me your agent, nothing here is a promise about a property's value or condition, and the listing and rate figures come from outside sources that can change without notice.
No agency relationship is created by using this site
Browsing the site, reading a blog post, submitting the listing inquiry form or booking a call does not create an agency relationship between us, and does not make me your real estate agent.
In California, an agency relationship is formed only when we both sign a written representation agreement. Until that happens I owe you no fiduciary duty, and you are free to work with any agent you choose. If you are already represented by another agent under an exclusive agreement, this is not an attempt to solicit you.

Everything on this site is general information about real estate in Pasadena, South Pasadena and the surrounding San Gabriel Valley. It is not legal advice, tax advice, financial advice, an appraisal, or a home inspection, and it is not a substitute for any of those.

Listings shown here are properties I have visited and featured on Instagram. Details such as price, square footage, bedroom and bathroom counts, lot size and availability come from the listing agent, the seller, public records or the MLS.

Mortgage rate information
The rates shown on the home page are national weekly averages published by Freddie Mac (PMMS), retrieved through the Federal Reserve Bank of St. Louis (FRED). They are provided for general reference only.
- They are not a quote, an offer of credit, or a rate you are guaranteed to receive.
- The rate available to you depends on your credit, down payment, loan type, property and lender.
- This site does not originate loans. I am not a mortgage lender or broker.
- This product uses the FRED® API but is not endorsed or certified by the Federal Reserve Bank of St. Louis.
Reviews and testimonials
Client reviews shown on the site are genuine and published with the reviewer's knowledge, some of them sourced from my public Google Business Profile. They describe one client's experience of one transaction. Real estate outcomes vary with the property, the market and the circumstances, and a past result is not a prediction of your result.
Links to other sites
The site links to services I do not control, including Landon Realty Group's property search and home valuation tools, Calendly for scheduling, Instagram, and Google. Those services have their own terms and privacy practices, and I am not responsible for their content or availability.
Acceptable use
Please do not use the site to:
- Submit false information, or someone else's contact details, through the inquiry form
- Scrape, harvest or bulk-copy listing content, photographs or written material
- Attempt to gain access to any non-public part of the site or its systems
- Interfere with the site's operation, or place unreasonable load on it
- Reuse the written content or photographs commercially without permission
The text, photographs and design on this site are my property or used with permission, except for material owned by Landon Realty Group, the listing brokerages, or other third parties. You are welcome to share links and to quote briefly with attribution.
Fair housing
I conduct business in accordance with federal, state and local fair housing laws, and I do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, marital status, source of income, ancestry, or any other protected characteristic. These terms may change. The date at the top will change with them, and continuing to use the site after a change means you accept the updated version.
Governing law
These terms are governed by the laws of the State of California. Any dispute will be handled in the state or federal courts serving Los Angeles County, California.
